We found no Las Vegas ordinance or Nevada statute that caps the amount of a rent increase. Nevada requires 60 days' written notice.

§ 1 · The law

Why Las Vegas has no rent cap

No cap

There's no formula, because there's no cap: the Nevada Residential Landlord and Tenant Act (NRS 118A) doesn't limit the amount, and we found no Las Vegas rent control ordinance. It does require advance written notice: 60 days before the first increased payment, or 30 days for a periodic tenancy shorter than a month.

Law: No rent control ordinance; NRS 118A.300 sets rent-increase notice.

§ 2 · Coverage

What still limits an increase

What applies

  • Written notice 60 days before the first increased rent payment (30 days for periodic tenancies of less than a month) (NRS 118A.300)
  • No retaliatory rent increases after good-faith code complaints, complaints to the landlord, or joining a tenants' union (NRS 118A.510)

Limits that don't apply

  • No limit on the size of the increase

§ 3 · Timing

Notice, and when it changes next

Notice: At least 60 days' written notice before the first increased payment; 30 days for a periodic tenancy of less than a month (NRS 118A.300).

Next change: No change is scheduled.

§ 2a · State rules

What Nevada law does limit

  • No retaliatory increases

A landlord may not raise rent in retaliation for a good-faith complaint to a code agency, a complaint about a violation of the act, or joining a tenants' union.

Source: “the landlord may not, in retaliation, terminate a tenancy, refuse to renew a tenancy, increase rent or decrease essential items or services”
